Please complete the order form and save on your computer. Email back to allinlandcharges@basingstoke.gov.uk
along with a plan to enable us to identify the property/land to be searched. Please send out a cheque made payable to Basingstoke and Deane Borough Council for the amount payable. The search will not be returned until payment has been received.
Email Searches
We have now developed a process where searches can be easily received and transmitted back via electronic mail.
If you want your search to have a head start over the DX or the post you can email scanned forms and a plan to ourselves and we will email them back without any additional charge subject to the following conditions.
- Searches should be emailed to customer.service@basingstoke.gov.uk
- A valid email address to return the search must be included
- A cheque for the fee payable must be received before the search can be sent.
- Paper copies of forms will not be returned.
- Scans must include our search form (available above) or forms LLC1, Con29R, or Con29O, as required and a plan showing the extent of the property and any relevant roads.
When we recieve your search we will notify you and let you know when you are likely to get it back.
Alternately if you still want to submit searches via the DX or post and have the results emailed back please include a valid email address and mark on the search, 'please email'.
Each local authority, by statute, is required to maintain a register of Local Land Charges, which contains a variety of agreements, notices and orders affecting land and properties, and which are of importance to prospective purchasers.
The Local Land Charges team at Basingstoke & Deane Borough Council exists to maintain the register and conduct searches of the register for inclusion in Home Information Packs and on behalf of prospective buyers.
A full LLC search will also provide information on such matters as nearest highways, planning histories, environmental health, traffic schemes and housing. We are currently processing around 300 searches per month.
We usually receive full LLC searches, comprising of the Official Certificate of Search (form LLC1) and the Form of Standard Enquiries (form CON.29(R)), from solicitors (see Types of Search). However, solicitors are now able to send and receive searches on line via the National Land Information Service (NLIS).
This authority was an early achiever of Level 3 NLIS status, and we are now receiving around 35% of our full searches electronically.
