Housing styles

The design statement sets out general guidance for the proposed development. The JHE guidance which is specifically relevant for the building and layout of the phase one site is as follows:

  • A permeable development must be created on the site that is based on the idea of linked streets and spaces.
  • It should have a variety of structures of different sizes and shapes.
  • The layout of the site should be based on the simple grid pattern that forms the basis of most of our historic towns and villages.
  • Phase one developments should be legible and easy to navigate.

To help create a new place with a positive townscape and high-quality urban design on the Merton Rise site, an urban design strategy has been developed. This builds on the other ‘layers’ of the framework and sets an area-specific urban design framework.

This is based on the Masterplan and capacity-testing work that has been undertaken for the site. This strategy is set out in such as way as to facilitate an appropriate level of flexibility in design for developers and to provide a consistent approach across the site for a number of key issues.

The key issues as set out in the urban design framework plan are as follows:

  • A clear, legible environment must be provided.
  • Locating key frontages along main routes.
  • The location of landmark elements and frontage in key locations along long views and vistas.
  • The location and general arrangement of buildings at the main gateways into the development.
  • The location and arrangement of buildings around the main spaces within and adjoining the site.
  • The organisation of streets and spaces to form a permeable route network.
  • Seven different character areas; each with individual styles.
