Are any procedures in place that would enable a prospective buyer to obtain a valuation and a structural survey of a property that contains squatters if local surveyors are not interested due to the risk associated with entering such a property?
A surveyor cannot be forced to take on a job of carrying out a valuation. Without the co-operation of the occupants the structural survey would be completely impossible.
It may be possible to downsize the brief such that a valuer/estate agent is asked to give an indicative feel of what the property might be worth from an external visit only.
But assuming someone would be prepared to take this on, this relies on the property being standard and some information being available on it from the enquirer. It would only be possible for someone do this in purely indicative terms, as a guide only rather than a proper valuation.
Finally, in any event, it would be prudent for an owner to be looking to move the squatters out before they seek to establish a better interest in the property than the owner.
