Local land charges
Each local authority is required to maintain a register of Local Land Charges (LLC). This register contains a variety of agreements, notices and orders affecting land and properties, which are of importance to prospective purchasers.
Important VAT update
| On 20 December Local Authorities were advised by HMRC that due to the VAT deadline of 1 January 2017 not being possible for some authorities HMRC has agreed that a 31 March 2017 deadline can be used for the implementation of changes to the VAT treatment of property search fees.
Guidance and clarification previously requested has yet to be issued by HMRC.
The 31 March 2017 date therefore allows local authorities such as Basingstoke and Deane Borough Council, along with our software provider the opportunity of considering the guidance, when it is received, before implementing the necessary changes to our Local Land Charge case management system and associated back office processes in a calm and effective manner.
The promotion of new fees will therefore appear on the council’s website in early March and be circulated to all our customers.

Why should you use our service?
The Local Land Charges team at Basingstoke and Deane Borough Council maintains and conducts searches of the local land charges register for solicitors and licensed conveyancers on behalf of prospective buyers.
A full LLC search with Enquiries of Local Authority, form CON29 will also provide information on matters such as:
- nearest highways
- planning histories
- environmental health
- traffic schemes
How much is a search?
With effect from 1 April 2016 we charge £130 for a standard search, for more prices, take a look at the fees section below.
We understand that time is of the essence. We return the majority of our searches within 5-7 working days, for the last seven years we have consistently returned 100% of our searches within ten working days. We realise you might sometimes need a quicker response so please contact us if this is the case.

Submit your search by post, DX or online, pay now using a debit or credit card or pay later using cheque, the choice is yours.

Requesting a LLC search
There are a number of ways in which you can request a search:
Order and pay online - you can submit a LLC search online by following the link to our online form.
Email your search - to make submitting a LLC search more convenient, we have now created a search order form for you to download at the bottom of this page. You can also complete an interactive form, which can be found at the bottom of this page.

Please complete the order form and email it to email@example.com with a plan to enable us to identify the property or land to be searched. Please make payment on line by visiting online payments.
