Housing Proposals

There will be approximately 2100 dwellings built in the three sites, providing a range of dwellings from studio flats to four and five bedroom houses.

Marnel Park

The Marnel Park proposals include the provision of about 750 dwellings. The housing mix and type reflects Government Guidance and the Council’s Affordable Housing Policy. The development will provide a range of 2 to 4 bed market dwellings and 20% affordable housing, ranging from 1 to 5 bed dwellings to meet local housing needs.

The following is an indicative breakdown of the likely housing provision based upon the housing mix policy, in that 40% of the proposed market/affordable houses would be 2 bedrooms or less, with 25% 4 bedroom market houses.

The estimated size of the site (18ha) would deliver a housing density of 41 dwellings.

Merton Rise

The site will provide up to 950 dwellings including a 20% level of affordable housing. 40% of the proposed market/affordable houses would be 2 bedrooms or less, with 25% 4 bedroom market houses. The following table is an indicative breakdown of the likely housing provision:

The range of housing types will also facilitate social and environmental sustainability, through housing densities and providing for a mix of families and single-person households.

Higher densities properties will be located in areas to define key streets, greens and squares.
